Mocking Up a Steel Shop in a Building Game Before You Order

When I reviewed permit applications, the drawings that worried me most were not the sloppy ones. They were the tidy ones where the owner had clearly never imagined standing inside the building.

When I reviewed permit applications, the drawings that worried me most were not the sloppy ones. They were the tidy ones where the owner had clearly never imagined standing inside the building. A 12 foot roll-up door facing a property line with 14 feet of driveway. A workbench wall where the only window was planned. A mezzanine with less headroom under it than the owner's truck.

A few years ago an applicant told me he had caught exactly that kind of mistake by building his shop in Minecraft first, walking around in it with his kids. I laughed, then asked to see it. It was crude, and it had saved him from a door placement that would have cost a change order. Since then I have suggested a game mock-up to quite a few buyers, with some clear limits on what it can and cannot tell you.

What a mock-up catches that a floor plan does not

A floor plan shows a building from above. You never experience a building from above. You walk in through a door, turn around, and reach for something. Problems that are invisible on paper become obvious the moment you move through a space at eye height.

The mistakes I saw most often in applications that a walk-through would have caught:

  • Overhead doors on the wrong wall for how vehicles actually approach the lot.
  • Walk doors placed where a vehicle parked inside would block them.
  • Windows that end up behind shelving or a lift.
  • Column lines from the frame landing in the middle of where a bench or bay was supposed to go.
  • Lean-tos or mezzanines too low to be useful for what the owner planned to store.

None of these is a structural problem. All of them are expensive to change once a kit is ordered, because openings and framed bays are cut and engineered to the drawing. Our guide to choosing doors and openings covers the sizing side. A mock-up helps with the placement side.

Getting the scale close enough

Most block building games are treated by their players as one block equals one metre. That is close enough for a walk-through, but feet do not divide neatly into metres, so you have to round. Here is how the common dimensions of a 30 by 40 shop translate, and how far off the rounding leaves you:

Real dimensionMetresBlocks usedError
30 ft building width9.149About 6 inches short
40 ft building length12.1912About 7 inches short
12 ft eave height3.664About 13 inches tall
12 x 12 ft roll-up door3.664 x 4About 13 inches each way
3 x 7 ft walk door0.91 x 2.131 x 2Close enough
20 ft frame bay spacing6.106About 4 inches short

The pattern matters more than any single number. The footprint comes out slightly small and the openings slightly large, so a mock-up tends to make things feel roomier than they will be. When something looks tight in the game, it will be tighter in steel. Treat the game as a check for placement and flow, never for clearances that are within a foot.

Any building game with a grid works. Some players prefer construction or theme park builders that let you set dimensions more precisely. Block games win for most people because a child or partner can walk around in them easily, and having a second person in the space is half the value.

Walk the jobs you will actually do

Build the shell, the openings and the frame columns. Columns are what most people forget. A rigid frame building has columns at every frame line along the sidewalls, and on a 40 foot building with 20 foot bays that means three frame lines with a column on each sidewall, plus the endwall framing. Put a block where each one lands.

Then place the big items at full size: the vehicle, the lift, the bench, the shelving. A full size pickup with a crew cab is around 19 to 20 feet long and about 6.7 feet wide without mirrors, so roughly 6 by 2 blocks. Walk the routes you will use every day. Pull the truck in. Open its doors. Carry a sheet of plywood from the door to the saw. If you cannot do it in the game, you will be doing it awkwardly for twenty years.

I also ask buyers to build the lot, not just the building. Mark the property lines, the driveway and any setback distances your county requires. Seeing that the overhead door faces a turn too tight for a trailer is the most common useful discovery, and it is exactly the kind of detail a zoning review may flag anyway.

What the game cannot tell you

A game mock-up says nothing about loads, snow, wind, frost depth, foundations or code compliance. Blocks hang in the air. Roofs never sag. Do not let a solid looking model make you feel confident about anything structural, and do not submit screenshots as drawings. A county wants a site plan with measured distances and stamped building drawings from the manufacturer or an engineer.

It also cannot price anything. Moving a door in the game is free. Moving it on a quote changes framing and engineering, and the cost shows up in places described in what a 30x40 really costs installed. Use the mock-up to make every change before the quote, not after.

Finally, it will not tell you what an inspector checks on site. That list, from anchor bolts to door framing, is in what a county inspector actually checks.

Build it this weekend, before you request a quote

Set aside two hours this weekend. Build the footprint, the openings, the frame columns and your largest vehicle at the scales in the table, then walk every daily task with someone who will use the building with you. Write down each thing you move. If that list has even one item on it, the evening was cheaper than the change order it replaced.
