The foundation inspection happens before you think it should
Most jurisdictions require a footing or slab inspection before concrete gets poured, not after. That means rebar placement, anchor bolt location, and vapor barrier all need to be visible and correct at the moment the inspector shows up, which is often a narrow scheduling window. Pouring concrete before that inspection happens is one of the most common reasons a project gets a stop work order, and fixing it after the fact can mean breaking out concrete that was just poured.
Anchor bolt placement gets checked against the engineered drawings specifically, not just eyeballed. A bolt pattern off by even two inches from the stamped plan can trigger a rejection, because the connection detail was calculated for that exact spacing.
What happens at the framing stage
Once the steel frame goes up, the inspector is checking that it matches the approved drawings, specifically the bracing pattern and the connections at each bay. If the frame spacing does not match what was submitted, even if it is technically stronger than required, it can still fail because it does not match the stamped engineering.
I have seen buyers assume that "better than required" automatically passes. By the final walkthrough, most structural issues have already been caught. What trips people up at this stage is usually smaller: a door swinging the wrong direction for egress clearance, electrical work done without a separate permit, or a roll up door installed without the required wind rated hardware for the local zone. None of these are steel building specific, exactly, but they show up constantly because buyers focus so heavily on the shell that the finishing details get treated as an afterthought.
One project I reviewed had a beautifully engineered frame and failed final inspection three times over a light switch installed by an unlicensed electrician. The steel was never the problem. The paperwork trail for the electrical work was.
What actually speeds up the process
Bring your stamped engineering drawings to every single inspection, even the ones where you assume the inspector already has a copy on file. Digital records get misfiled more often than anyone likes to admit, and having a printed copy on site avoids a rescheduled visit over a paperwork mix up rather than an actual building defect.
Photograph everything before it gets covered, especially rebar and anchor bolt placement, even if the inspector has already signed off. Scheduling the inspection without losing a week
Most departments require a call or online request a set number of business days ahead, and showing up unscheduled to ask for a same day inspection almost never works outside of a genuine emergency. Ask your inspector directly, at the end of the prior visit, roughly how much lead time to expect for the next one, since that number varies by season and by how backed up the department is that month. Booking early and then pushing the date if you are not ready costs nothing, while waiting until you are ready to start the scheduling process can add days you did not plan for.
Weather adds another layer contractors often forget to plan around. A concrete pour scheduled the same week as a required footing inspection can get delayed if rain pushes the pour itself, which then pushes the inspection request, which then pushes the framing crew's start date. Building a few days of slack into the schedule around each inspection stage absorbs that kind of slip without turning into a real delay.
What a failed inspection actually means for your timeline
A failed inspection is not the disaster it feels like in the moment. Most failures involve a specific, correctable item, and the reinspection can often happen within a few days once the fix is made, sometimes faster if the department allows a photo verification for minor items instead of a full repeat visit. What actually costs time is not knowing that option exists and assuming every failure requires a full new inspection slot at the back of the queue.
