A well coated steel building with proper drainage and periodic touch up painting can run 40 years or more, though the finish and fasteners fail well before the panels do if maintenance gets skipped. Rust almost always starts at a scratched edge or a loose fastener, not the flat panel itself.

26 gauge is standard for most residential and light commercial buildings, while 29 gauge is thinner and mainly shows up in budget kits that trade some dent resistance for a lower price. For anything in a hail prone region, the heavier gauge usually pays for itself.
