What Repainting a Faded Steel Building Costs, Line by Line

The building looked sharp the year it went up. Fifteen summers later the barn red walls have turned a dusty pink on the south side, the west gable is lighter than the east one, and when you run a hand across a panel it comes away covered in coloured powder. The owner calls a painter, gets a quote for $9,800, and then calls me to ask whether that number is reasonable or whether he is being taken for a ride.

I priced steel building jobs for a regional dealer for over a decade, and repaint calls came in every spring. Some of those buildings needed paint. A good share of them did not, at least not yet, and a few were still under a finish warranty the owner had forgotten about. Before you spend anything, it is worth knowing what you are looking at, what the line items in a repaint quote should be, and when doing nothing for another five years is the smarter money.

Fading and chalking are not the same problem

Most factory finishes on steel building panels are either SMP, silicone modified polyester, or PVDF, often sold under the Kynar 500 name. Both sit over a metallic coating, usually galvalume or galvanized steel, and a primer. Sunlight breaks down the resin in the top layer over time. Two things happen as it does.

Fading is the colour shift. Reds and dark blues show it first, whites and light greys barely at all. It is cosmetic. Chalking is the resin itself breaking down into a fine powder on the surface. Light chalking is also mostly cosmetic. Heavy chalking means the paint film is getting thinner, and once it wears through, the metallic coating underneath starts taking the weather on its own.

Here is the part people miss: even a badly faded panel is usually still protected by the galvalume or zinc layer under the paint. The difference between galvanized and galvalume matters far more for how long the steel lasts than the colour coat does. So a faded building is rarely a structural emergency. It is a looks problem with a slow clock attached.

Check the warranty before you call a painter

Panel manufacturers usually warrant the finish separately from the steel. The typical SMP paperwork I read during my dealer years promised film integrity for somewhere between 30 and 40 years, plus fade and chalk limits for a shorter period, often 25 to 30 years on walls. Fade is measured in colour difference units, and a common limit was 5 units; chalk is rated on a scale where 8 is a common pass mark. PVDF finishes generally carried longer and tighter fade terms.

If your building is younger than its fade warranty and the walls have shifted a lot, call the dealer who sold it, not a painter. Ask for the coil manufacturer and the warranty document. They will want photos, the colour name, and the order date. Repainting first can void the claim, because nobody can measure the original finish once it is covered.

I saw maybe a dozen fade claims paid in ten years, so this is no sure thing. But the call is free, and on a building under twenty years old it is the first one to make.

The case against repainting the moment it fades

A lot of owners hear that you should repaint as soon as the colour goes, to protect the steel. I do not agree with that as a blanket rule. Field applied paint on a metal building does not last as long as the factory coat it covers. A good acrylic or urethane system put on correctly might give you 10 to 15 years before it needs attention again. The baked on coil coating it replaces was rated for three times that.

So the earlier you repaint, the more repaints you buy over the life of the building. If the chalk test leaves only light powder on your fingers, no bare metal is showing, and nobody is selling the property, the cheapest choice is usually to wash the building every couple of years and wait. Paint when chalk is heavy, when you see dull grey metal at panel edges or around fasteners, or when appearance has a dollar value, such as a commercial frontage or a sale.

What a repaint quote should contain

Here is how I would break down a typical job, using a 30 by 40 building with 12 foot eaves and a 3:12 roof pitch, which is close to the most common size I quoted. Walls including gables come to about 1,790 square feet. The roof adds about 1,240. The ribbed panel profile adds roughly 10 to 15 percent more surface than the flat measurements, so call it about 3,400 square feet of actual paint area for walls and roof together.

Line itemWalls onlyWalls and roofNotes
Pressure wash and chalk removal$350 to $600$650 to $1,100Detergent wash, not just water
Spot rust treatment and primer$150 to $400$300 to $800Mostly fasteners, trim and panel bottoms
Paint, two coats$700 to $1,100$1,300 to $1,800Direct to metal acrylic at $55 to $75 a gallon
Lift or scaffold rental$300 to $700$600 to $1,400Roof work needs a boom lift or safety setup
Labour$2,200 to $3,600$3,800 to $6,200Varies most by region
Typical total$3,700 to $6,400$6,650 to $11,300Roughly $2 to $3.30 per paint square foot

The paint quantity comes from coverage. A quality direct to metal acrylic covers somewhere around 250 to 350 square feet per gallon per coat at the film thickness the label calls for. At 3,400 square feet and two coats, that is roughly 20 to 27 gallons. If a quote lists 10 gallons for a building this size, the painter is planning one coat or spraying it thin, and either way the job will not last.

The customer who called me about his $9,800 quote had a 30 by 40 with roof included, and the breakdown matched this table once we asked for one. The number was fair. What we changed was the scope.

Cutting the bill without cutting corners

The roof on a low pitch building is often invisible from the ground. If the roof panels are chalking but sound, a walls only repaint gets you most of the visual improvement for a bit more than half the cost. That customer painted the walls and trim for $5,600 and put the roof on a wash schedule.

Trim matters more than people expect. Corner trim, door jambs and eave trim fade at different rates and sit at eye level, so a fresh trim colour on top of washed walls can make a building look surprisingly sharp for under $1,500 in many markets.

Doing it yourself saves the labour line, which is the biggest one. Materials and rental for walls only on our example building run about $1,500 to $2,800. The work is not complicated, but the wash and the primer on rusty spots are where amateur jobs fail, usually within three or four years. If you see orange at the fasteners, the steps in stopping rust on a steel building should come before any colour goes on.

For comparison, if you are tempted to replace panels instead, look at what new steel cost on your original quote, or check the current numbers in what a 30x40 costs installed. Re-skinning a building is rarely cheaper than painting it, and it is a much bigger job.

Do this before the weekend

Go out to the south wall, which takes the most sun, and rub a clean, dark cloth firmly across one panel. Light powder means wait. Heavy coloured powder that coats the cloth means plan a repaint within a couple of years. Then dig out your original building paperwork and find the coil finish warranty, or call your dealer for it. With those two facts in hand, you will know whether you are pricing a paint job, filing a warranty claim, or just booking a pressure wash.
