I have fixed far more leaks with a tube of sealant and an afternoon than I have with a full panel swap, and the ones that did need replacement were almost always ignored for years first, not caught early.
Here is how to tell which repair you actually need before you call anyone for a quote.
Where roof leaks actually start
Screw penetrations are the number one source, because every fastener hole is a potential entry point once the rubber washer under the screw head degrades from UV exposure over time. Ridge cap seams and end wall flashing come second, since these are the joints where two different panel directions meet and rely entirely on sealant and overlap rather than a continuous panel run.
True panel failure, meaning the steel itself has rusted through, is actually the least common cause of a leak in a roof under fifteen years old. If your roof is leaking and it is relatively new, check the fasteners and seams before assuming the panel has failed.
The fastener fix that solves most leaks
Replacing a degraded rubber washer screw with a new one, slightly oversized if the original hole has worn, closes the vast majority of screw penetration leaks. This is a genuine weekend project for most owners comfortable on a ladder, and the parts cost is a few dollars per screw. The mistake I see most often is someone just adding caulk over a failing screw without replacing it, which buys a season or two before the same spot leaks again.
Work from the peak of the roof downward when replacing multiple fasteners, since water testing a lower row before the upper rows are secure can send water into a hole you have not fixed yet and give you a false sense of where the leak actually is.

Resealing a seam the right way
The most common mistake with seam repair is applying new sealant directly over old, failed sealant without removing it first. Old sealant, especially anything that has already started to crack or pull away, needs to be scraped back to clean metal before a new bead goes on, or the new sealant just fails again at the same interface within a season.
Use a sealant rated specifically for metal roofing, not a generic caulk from the hardware store, since roofing grade sealant is formulated to flex with thermal expansion without cracking the way a cheaper product will after a few temperature swings.
When it actually is time for a panel
If you can see daylight through a hole in the panel itself, if the metal flexes or feels soft under light pressure, or if rust has visibly undercut the coating across a wide area rather than a single spot, that panel needs replacement rather than a patch. Patching a genuinely rusted through section might stop water for a season, but the structural integrity of that panel is already compromised and it will fail again, usually at a worse time.

A partial panel replacement is a real middle option
Between a small seam patch and a full panel swap sits a repair most buyers do not know exists: cutting out and replacing just the damaged section of a single panel run, then lapping a new piece over the cut with proper sealant and fasteners. It takes more skill than a fastener swap but far less material and labor than replacing a full length panel, and it is the right call when damage is isolated to a small section rather than spread across the panel's full length.
Not every roofer offers this option by default, since it is faster for them to quote a full panel replacement, so it is worth asking directly whether a partial repair is possible before agreeing to replace more than the damage actually requires.
Keeping a repair log actually pays off
Writing down the date, location, and type of every roof repair, even a small fastener swap, builds a record that becomes genuinely useful once the building is a decade old and you are trying to remember whether a specific section has already been patched twice. It also matters for insurance and resale, since a documented maintenance history is worth more to a buyer or an adjuster than a verbal assurance that the roof has been well cared for.
